Step off the train at Dawlish Warren and you can smell the sea before you’ve left the platform. Beyond it there’s a mile and a half of golden sand, wooden groynes marching into the water, a little fairground and, past the last beach hut, a wild sand spit full of dunes and wading birds that reaches right across the mouth of the Exe towards Exmouth.
Most Dawlish Warren holiday parks sit within a mile of that beach, on the flat land between the sand and the red cliffs of the South Devon coastline. So the choice isn’t really about location. It’s about what you want on site: big pools and nightly shows, a lodge with its own tub, or a restored 1950s railway carriage a few steps from the dunes.
Here are seven on our listings, closest first, plus the beach, the reserve and Brunel’s sea wall.

Five of the seven are under five minutes from the sand by car, and many guests simply walk. Tap a column heading to sort the table.

The biggest choice on our listings, with 43 holiday homes, and it’s open all year round. This multi award winning, family-run park’s facilities include indoor and outdoor swimming pools with water slides, splash zones, a kids club, a gym, an outdoor pump track and Oceans Bar & Restaurant, home of the entertainment team. Accommodation goes from static caravans to lodges with private tubs, and there’s a camping and touring field too.
It’s less than a mile from the sand.

Golden Sands has indoor and outdoor heated pools, an entertainment venue and bar, a children’s club for 0 to 14s, a takeaway, amusements, a mini mart and superfast WiFi. The outdoor pool is listed as open from 7 April to 10 September, weather permitting. Its owners also run Dawlish Sands next door, and guests can use the facilities at both, which adds up to three swimming pools and two clubhouses within walking distance!
With the largest home sleeping 10, it’s the family holiday park for a big get-together.
3 mins by car | sleeps up to 8 | dogs welcome

The smaller sister park sits within walking distance of the beach. On site facilities include an indoor heated pool, a sun terrace, a licensed clubhouse showing Sky TV and BT Sport, an amusement arcade (charges apply), an adventure playground, family entertainment and a mini market. Park Holidays lists a restaurant, takeaway and a dog friendly bar area too.
You’ll also see Hazelwood, Welcome Family and Cofton signposted around the village. They aren’t on our listings, but Hazelwood has chalets, lodges and two fishing lakes, while Cofton, a short drive towards Starcross, has camping and touring pitches alongside its caravans.
Two places on our map aren’t classic caravan parks at all. They’re small, they’re the closest to the sand and they suit couples who’ll spend all day on the beach anyway.
2 mins by car | sleeps up to 6 | open all year | sea views

Here you sleep in a train. Brunel Boutique is a handful of MK1 railway carriages from the 1950s and 1960s, renovated into self catering homes with three bedrooms each, a fitted kitchen, flat screen TVs and heated floors for cooler months. It’s billed as the closest accommodation to the beach.
Fitting, given the line Brunel built a few yards away.

Holiday flats rather than a park, a minute from the resort. The ground floor one has a double, a single and a bunk bedroom, wide interior doors for wheelchair access and doors from the open plan lounge onto a patio. Cafes, pubs, restaurants and the children’s amusements are all on the doorstep.
Prefer peace and quiet? Two parks within half an hour trade the seafront for fields and woods.
23 mins by car | sleeps up to 8 | hot tubs | dogs welcome | lodges

Across the Exe near Clyst St Mary, these lodges sit next to Crealy Theme Park, with over 60 rides, zoo and farm animals, indoor soft play and Sooty Land.
Staying further south? Oakcliff, Finlake and the other parks around Teignmouth, three miles down the coast, are compared in our guide to holiday parks near Teignmouth.
The beach held its Blue Flag again for 2026, its 27th year in a row, and RNLI lifeguards patrol it in season. It’s a gently shelving sandy beach split into sheltered bays by the groynes, and the resort end has toilets, showers, a first aid room and beach huts to hire.
Dog rules change along the beach:
Over summer, Teignbridge points walkers to Teignmouth’s back beach and Holcombe instead. Both stay open to dogs.
Right by the station, Funder Park is a small seaside fairground with a pirate ship, a drop tower, a giant slide and a kiddie coaster.
Walk east past the last groyne and the crowds thin out fast. Dawlish Warren National Nature Reserve covers the dunes, grassland, a freshwater pond and the mudflats at the tip of the spit, jointly owned by Teignbridge District Council and Devon Wildlife Trust. Around 180 bird species are recorded here each year, and almost 600 flowering plants, including the tiny sand crocus. Winter’s the big show, when thousands of Brent geese, wigeon, black-tailed godwits and ringed plovers roost on the Warren at high tide.
The best walk from any of these parks is the flat mile and a half along the sea wall into Dawlish, with the waves on one side and Brunel’s railway on the other, trains rattling past close enough to wave at. It’s also the coastal path, as the South West Coast Path follows the wall here. On a rough day the spray comes right over, so pick a calm one.
Langstone Rock, at the Warren end, is a red sandstone stack with a natural arch, cut off from the headland by the sea and the railway. The line opened in May 1846. In February 2014 two storms washed away about 100 metres of the wall and cut the South West off from the rail network, and the £82 million replacement wall was finished in July 2023 with a new walkway on top. Free Brunel Trail boards run from Langstone Rock to Coryton Cove.
Look for the black swans on Dawlish Water, the stream through The Lawn. The first pair is said to have come from New Zealand in 1906.
Every August The Lawn hosts Dawlish Celebrates Carnival, a week of raft races and a Friday night parade (15 to 21 August in 2026).
National Cycle Network Route 2 starts at Dawlish Warren and loops round to Exmouth. The Walk Wheel Cycle Trust puts the full trail at 22.5 miles, about 72% traffic free. Short on legs? Ride to Starcross and take the foot ferry across to Exmouth, which the operator says usually runs hourly from April to the end of October, cash only, with steps over the railway bridge.
June and September are the sweet spot.
Sharing a caravan or lodge with friends or another family makes a short break far cheaper.
